Birla Estates Central Noida, also searched as Birla Central Noida, is an upcoming luxury residential project in a well-developed part of central Noida. Planned on a land parcel of about 10 acres — reportedly being acquired from the Shipra Group for nearly ₹1,000 crore — it is being developed by Birla Estates, the real-estate arm of the Aditya Birla Group. Large-format 3 BHK and 4 BHK residences are expected, making it one of the very few branded luxury launches in the heart of Noida.
The project is expected to be a gated, lifestyle-led community with low density for its size. Likely amenities include a grand clubhouse with swimming pool, gymnasium, spa and indoor games; tennis, badminton and pickleball courts, jogging and cycling tracks; yoga and meditation decks and a co-working lounge; and a children's play area, creche, senior-citizen zones and a pet park. Central landscaped greens, tree-lined walkways and sustainability features such as rainwater harvesting, solar common-area lighting and EV charging should complete the plan.
Location is the biggest strength. Central Noida is the city's most established zone, close to Noida City Centre and the Sector 52 Blue–Aqua metro interchange, Sector 18 and DLF Mall of India, the Noida–Greater Noida Expressway and the DND Flyway to Delhi. The Sector 62 and Sector 125–135 office hubs, leading schools and hospitals such as Fortis and Kailash are within easy reach, and new supply in such mature sectors is extremely rare.
This would be Birla Estates' second major project in the Noida region, after its 5-acre Greater Noida West co-development announced in December 2025.
